The things I do for you, included in my 3% commission fee:

 

  • Prepare Agency Disclosure form, required by law, which advises you of agency.
  • Prepare and execute Exclusive Authorization and Right To Sell (the listing agreement/contract to sell).
  • Prepare and execute Seller's Advisory, advising you of your obligations during the sales transaction.
  • Prepare Net Sheet showing you estimated proceeds from sale at listed price.
  • Enter your listing into the Multiple Listing Service.
  • Take 20 digital photographs to enter into the Multiple Listing Service.
  • Prepare legally-required Transfer Disclosure Statement for you to complete (legally required).
  • Prepare Smoke Detector Statement for your completion and signature (legally required).
  • Prepare Water Heater Statement for your completion and signature (legally required).
  • Prepare Supplemental Statutory and Contractual Disclosures form for your completion and signature.
  • Initiate your order for Natural Hazard Report (protects you from liability for failure to disclose).
  • Advise you to obtain Structural Pest Control report, and prepare Wood Destroying Pest Addendum for your signature.
  • Thoroughly review purchase offers with you, line-by-line, and advise you of positive and negative aspects, if any.
  • Prepare counter-offers, if needed, and negotiate with buyer regarding your demands.
  • Open an escrow, submitting needed data and copies of the sales contract to the escrow agent.
  • Provide buyer with copies of all of the disclosures you have signed, and obtain buyer's signatures of approval on same.
  • Obtain buyer's signature of approval on Natural Hazard Report.
  • Obtain buyer's signature of receipt of Structural Pest Control report.
  • Follow up to time deadlines on terms of sales contract to insure that buyer performs as promised.
  • Provide Notices to Perform to buyer, if buyer has not complied with terms of sales contract.
  • Order Home Warranty plan.
  • Obtain buyer's signature on Vertification of Property Condition at time of final walk-through, or obtain signed waiver if no walk-through is performed.
  • Deliver keys to buyer.
